Before a viewing takes place all tenants are rated for affordability and suitability. For example the number of working adults in a property, are they related, any pets etc.. Once a suitable tenant is found a holding deposit is taken whilst an independent referencing company is employed clarify the quality of the tenant.

Do I need permission to Let my property?
If there is an outstanding loan on the property, then you would need permission from your mortgage provider. With the recent introduction of HMO (house of multiple occupancy) licencing in the Borough of Redbridge may also mean that you need a special licence to let your property.
Who will do the viewings?
Abode will accompany each of the viewings unless agreed otherwise with the Landlord. Feedback should follow the next day by telephone call / email once the tenant and been contacted.Â
Can I meet the tenant?
Yes, of course.Â Some Landlords like to stay behind the scenes but if you would like to meet with the tenant then we can arrange this for you.
How do I know that the tenant is credit worthy?
Abode employ an independent referencing company who will carry out very detailed checks on the proposed tenant. These include employment checks, previous Landlord checks and credit checks.
How much Deposit will be held?
Generally, the deposit held will be four weeks rent. If there is to be a pet in the property or you require a higher deposit then a five week deposit can be taken.
Do I need an inventory?
We would always suggest that an independent inventory is carried out on the property. It will detail the condition of the property at the start point of tenancy and will assist in any claim to retain funds from the damage deposit should this be necessary.
When will I receive my rent?
Your rent is paid within 24hrs of receipt. This can alter slightly due to public holidays etc..
A detailed statement will show the rental payment, deductions or any other related costs.
What are your fees?
Our standard fees range from 10% inc vat for introduction of a tenant to 14% inc vat for Fully Managed. Our fees on Rent Collection and Fully Managed are collected monthly, so no upfront fees.
